Selling, buying and letting in Ferrisgate & Old Wharf. One office, one list, no call centre.

A row of brick houses with white sash windows along a quiet residential street at dusk

Ferrisgate & Old Wharf

We only sell the streets we walk every week.

Brass Works is a two-area agency. We publish one open list, price it against what actually completed nearby, and tell you the awkward parts of a house before you spend a Saturday on it.

Homes we are handling now

Every entry carries the guide price, tenure and EPC band up front. If something needs work, it says so here rather than at the survey.

A detached house with a pitched roof, bay window and a clipped front lawn REF BW-114

Guide £585,000 · Ferrisgate

Four-bed detached, Linden Row

  • 4 bed
  • 2 bath
  • Freehold
  • EPC C
  • Chain free

Built in the 1930s and extended at the back in 2016, so the kitchen is the newest part of the house. The loft is boarded but not converted — the head height only works over half the span. South-facing garden, garage with power.

A modern house exterior with large glazed panels and a paved approach REF BW-121

Guide £410,000 · Old Wharf

Two-bed warehouse conversion, Cooper Yard

  • 2 bed
  • 1 bath
  • Leasehold
  • EPC B
  • Parking

Top floor of a converted grain store, with the original cast-iron columns left exposed. Lease has a long unexpired term and a fixed service charge reviewed each spring. No lift — three flights up, which suits some buyers and rules it out for others.

A bright living room with wooden flooring, a sofa and tall windows REF BW-127

Guide £1,650 pcm · Ferrisgate

Three-bed terrace to let, Marlow Street

  • 3 bed
  • Unfurnished
  • 12 month term
  • EPC C
  • Pets considered

Available from the first week of November on a twelve-month term with a break at six. Boiler and electrics were certified this year, and the landlord handles the garden. Two double bedrooms and one genuine single — the floorplan is honest about it.

Ways we work

Three lanes, priced plainly

Pick the one that matches where you are. Each is run by the same two agents, so nothing is handed to a department you have never spoken to.

Lane 01

Selling

A full marketing run: valuation visit, floorplan, photography on a dry morning, listing copy written by the agent who viewed the house, and accompanied viewings from the first weekend.

  • Commission agreed in writing before launch
  • No lock-in beyond a twelve-week term
  • Offers reported the day they arrive
  • Chain progressed by us, not outsourced

Lane 02

Buying advisory

For buyers who want a second opinion before committing. We walk the street, read the lease or title pack with you, and give a view on what the property should trade at.

  • Pre-offer review of tenure and service charges
  • Renovation cost ranges, not guesses
  • Early sight of stock before the Thursday list
  • Fixed fee, agreed per property

Lane 03

Lettings

Let-only or fully managed. We handle referencing, the deposit scheme, the inventory and the compliance paperwork that landlords most often get caught out by.

  • Gas, electrical and EPC checks tracked for you
  • Deposit registered within the statutory window
  • Inventory photographed at check-in and check-out
  • Rent reviewed against current local lets

Valuation to keys

What happens, and when

A typical sale runs on this shape. Timings move with the chain, but the order does not.

01

Valuation visit

About an hour at the property. You get a price range, the evidence behind it and our fee in writing the same week.

02

Preparing the listing

Floorplan measured, photography booked for decent light, and copy drafted for you to approve before anything goes live.

03

Launch & viewings

Added to the Thursday list, with the first viewing block that Saturday. We accompany every one and report back after each.

04

Offers & checks

Every offer comes with its funding position and chain length so you are comparing like with like, not just headline numbers.

05

Progression

We chase searches, surveys and solicitors weekly until exchange, and tell you where the hold-up sits when there is one.

Field notes

The two areas we cover

We stay inside these boundaries on purpose. It is the only way to know which side of a street floods, which roof pitches hide a shared gutter, and what a home is really worth.

An evening view of a suburban house with warm lighting behind the front windows

Ferrisgate

Mostly inter-war semis and detached houses on wide plots, with a pocket of newer builds by the old orchard. Families move in and stay, so stock is thin and sells quickly when it appears.

Housing stock
1920s–1950s semis and detached, some post-2010 infill
Typical work
Rear extensions, rewires in unmodernised houses
Watch for
Shared driveways with rights of way written into the title
Getting around
Two bus routes to the centre; most buyers still drive
A modern open-plan apartment interior with a kitchen island and large windows

Old Wharf

Converted industrial buildings and a handful of new blocks along the water. Flats here turn over faster, and the difference between two apparently similar units is usually the lease, not the layout.

Housing stock
Warehouse conversions, purpose-built flats, a few mews houses
Typical work
Little structurally; budget instead for service charges
Watch for
Short leases, sinking-fund contributions, no-lift top floors
Getting around
Walkable to the station; parking is allocated, not on-street

Before you call us

Questions we are asked most

How is your fee structured?

Selling is a percentage of the agreed sale price, payable on completion, with the exact figure confirmed in writing after the valuation visit. Buying advisory is a fixed fee per property. Lettings is either a one-off let-only fee or a monthly percentage for full management. There is no charge for the valuation itself and no withdrawal fee inside the agreed term.

How long does a sale usually take?

From launch to an agreed offer is often a few weeks in Ferrisgate and can be faster in Old Wharf. The longer half is what follows: searches, surveys and the legal work typically take two to three months, and a chain adds to that. We give you a realistic view at the valuation rather than an optimistic one to win the instruction.

Should I accept a lower offer from a chain-free buyer?

Often, yes. A chain-free buyer with a mortgage in principle removes the most common reason sales collapse. We present every offer with its funding position, chain length and target timescale so you can weigh certainty against price instead of only looking at the number.

Do I need to fix the EPC rating before selling or letting?

For a sale, no — a poor rating affects price expectations, not your ability to sell, though buyers will price in the work. For a letting it matters more, because a property has to meet the minimum standard before a new tenancy starts. We tell you at the valuation which cheap improvements actually move the band and which are not worth doing.

What compliance do I need in place as a landlord?

A current gas safety record where there is gas, an electrical installation condition report, a valid EPC, working smoke and carbon monoxide alarms, and the deposit protected in an approved scheme with the prescribed information served. On managed tenancies we track the renewal dates and book the checks before they lapse.

Can a property be sold quietly, without going on the open list?

Yes. Off-market suits sellers who do not want viewings advertised, and we approach registered buyers directly. It is a smaller audience, so it usually means a slightly lower price or a longer wait. We will say which of those trade-offs applies to your house before you decide.

Book a valuation

Start with an honest number

Tell us where the property is and what you are trying to do. We reply with available appointment times and the evidence we will bring with us.

The visit takes about an hour. We measure for a floorplan, look at the parts of the house that affect price, and leave you with a written range rather than a single tempting figure.

If you are only weighing up a move next year, say so — we will give you a view and leave you alone until you ask again.
